Land Improvements and Management:

-The 60 acre parcel was turned over in late 2018, which consisted of the following:  Significant discing, ripping, reconstruction of levees, application of gypsum, application of significant truckloads of manure, application of prescription fertilizer from Farm Assist, Inc, re-laser leveling of the field, purchase and application of alfalfa permanent crop. If you add the cost of the manure, gypsum and fertilizer, the total cost of field turnover exceeded $110,000, almost $2,000 per acre. -For the last 2 years, the landowners have spent an average of $200 per acre on fertilizer applied for the first 2 cuttings. Herbicide and pesticide was applied on an as needed basis. This has been consistent with years prior.

-The middle 40 acre field was purchased in 2008 and the landowners paid towards a USDA/NRCS EQIP for installing irrigation piping and valves and laser leveling the field, in addition to improving the field for planting. Costs were significant since the field was fallow for quite some time. It was turned over a couple of years ago and has been in a cover crop of winter wheat/triticale ever since, due to the higher price received on grain crops of late.   

WATER RIGHTS

-Supplemental underground water rights (State of NV Water Resources Division Permit# 16477, Certificate# 4937) with date of priority of appropriation of May 12, 1955. As per the Certificate, the total duty of water for the land under this certificate shall not exceed 4.0 acre feet per acre per season.
